Správca (building manager) is a company or person who manages an apartment building: collects contributions for maintenance, organizes repairs of common parts, takes meter readings, and does the annual calculation.
What a správca does
- Maintenance of common areas — entrance hall, elevator, roof, heating system.
- Collection of monthly contributions to the repair and maintenance fund.
- Annual vyúčtovanie (billing) — calculation for water, heating, and other services.
As a tenant, you usually do not communicate directly with the správca — the owner does this, and the management contributions are often already included in the rent or in the utilities. But it is useful to know who exactly manages your building in case of an emergency — for example, a burst pipe or heating problems. The správca's contact details are often posted on the notice board in the entrance hall.
