Nájomca means tenant. This is the person who rents a home from the landlord (prenajímateľ) based on a rental agreement. If you are renting an apartment, you are the nájomca in the contract.
Your rights and duties
- Pay rent (nájomné) and utility bills (energie) on time.
- Use the home carefully and inform the owner about any damages.
- The right to peacefully use the home for the duration of the contract.
Do not confuse nájomca (tenant) with nájom (the rent itself) or prenajímateľ (landlord). Read the contract carefully: the term, the amount of the security deposit (depozit), the conditions for termination, and the notice period (výpovedná lehota). A written contract protects you. It is difficult to prove verbal agreements, and without a contract, it is harder to register your address and get a certificate of residence. Before signing, check the condition of the home and document it (photos, description in the contract) so you do not lose your security deposit later due to damage caused by others. Also, clarify what is included in the monthly payment.
