Výpoveď z nájmu (notice of termination of lease) is an official ending of a rental agreement. Both the tenant (nájomca) and the landlord (prenajímateľ) can give notice. The main rule: the notice must be in writing.
The key term is výpovedná lehota (notice period): the time between giving notice and actually moving out. This period is usually written in the rental agreement, often lasts several months, and usually starts on the first day of the next month.
What to pay attention to
- A landlord in a standard rental agreement can only end the contract for reasons allowed by law (výpovedné dôvody).
- Short-term rentals (krátkodobý nájom) have simpler rules for ending the agreement — read your contract carefully.
- The deposit (depozit) will be returned to you after you move out, if the property is not damaged.
In the notice, state the contract number and the date of termination. Keep a copy of the notice and proof that it was delivered. When you move out, create a handover protocol (preberací protokol) with the landlord, including meter readings — this will protect your deposit from unfair deductions.
