Prenajímateľ is the landlord, meaning the owner of the apartment (or a person authorized by the owner), who rents out an apartment or a room. This person signs the lease agreement (nájomná zmluva) with you and gives you the apartment to use.
Main duties of the landlord
- Hand over the apartment in a condition suitable for living.
- Provide for major repairs and ensure that things are working, except for minor household maintenance.
- Return the security deposit (depozit) after you move out, if there are no justified damages.
Do not confuse: prenajímateľ is the owner who rents out, and nájomca is you, the tenant, who rents. Always check if the person is really the owner: ask for an extract from the land registry (list vlastníctva) or check it online, especially before paying the security deposit. It is best to write down all agreements about payments, deposit, and repairs in the contract. Also, clarify who is responsible for minor repairs and who pays for utilities in addition to the rent.
