Kaucia (security deposit) is a refundable cash deposit that a tenant pays to the landlord when moving in as a guarantee. It covers possible damages or debts — for example, damaged furniture or unpaid utility bills.
What to know about the kaucia
- The amount is usually one to three monthly rents, but the exact sum depends on the landlord.
- The terms for its return must be written in the rental agreement.
- The money is returned after moving out, if the apartment is in good condition and there are no debts.
To protect yourself, when you move in, make a list of the apartment's condition with the landlord and take photos. This will make it easier to prove that the damage was not your fault and to get the full kaucia back. Be sure to record the deposit amount in the agreement or in a separate receipt — an oral agreement will not protect you. Usually, the kaucia is not payment for the last month: do not use the deposit to cover your last month's rent unless this is specifically stated in the agreement.
