List vlastníctva (LV for short) is an official document from the real estate cadastre (kataster nehnuteľností) that shows who owns an apartment or house and what is "hanging" on it. It is the main proof of ownership in Slovakia.
What is written in it
- Časť A — description of the property itself (address, area, number).
- Časť B — owners and their shares.
- Časť C — encumbrances (ťarchy): mortgage, pledge, right of way, etc.
An approximate extract can be viewed online for free on the cadastre portal, but an official one (with a stamp) is issued at the cadastre or through the slovensko.sk portal for a fee. Before signing a lease or making a deposit, ask the owner for the LV and check the name in part B against the landlord's passport. If the apartment is not rented out by the owner themselves, but by an intermediary, demand a written power of attorney or the owner's consent — otherwise, the contract may be invalid. Such a check takes only a few minutes, but it saves you from the most common scam in the rental market.
